Budget conversations throughout preliminary design and design development create a foundation for a detailed estimate. The estimate is very closely analyzed to ensure we’ve covered everything and adjust the drawings and specifications to meet the budget parameters.

Finally, your attention is focused on decisions about final floor plan details, exterior details, specifications, dimensions, framing plans, roof plans, structural sections, and finish specifications, until you receive completed drawings.

While we have select subs with trustworthy history with us, we do keep the bidding process competitive to reflect current market rates. At this stage in the process a detailed contract is presented to you.

 

Permitting Process

We now have complete detailed drawings & contract. We present your project to the city building officials which requires special skills, knowledge, and experience. Each city is different, and has different requirements. We cover all of the steps, and do all of the research to exceed local rules and regulations.
